Short-Term Accommodations
Bed and Breakfasts are permitted in Innisfil if they meet the requirements of the Town’s Zoning By-law and Community Planning Permit System (CPPS) By-law. These by-laws explain what qualifies as a Bed and Breakfast and where they are allowed.
Bed and Breakfasts and Short-Term Rentals
A Bed and Breakfast may operate as a short-term rental, sometimes advertised online. To be considered a Bed and Breakfast in Innisfil, the short-term rental must:
- Be rented for less than 28 consecutive days
- Be advertised on a short-term rental website or app (such as online booking platforms)
- Meet all Bed and Breakfast rules in the Town’s by-laws
Hotels and motels are not considered Bed and Breakfasts.
Bed and Breakfasts are only permitted in certain areas of Innisfil. These areas are identified in the Zoning By-law. Not all residential properties are eligible.
Need to know
To operate a Bed and Breakfast in Innisfil, the following regulations must be followed:
- The Bed and Breakfast must be secondary to the main residential use of the home
- The appearance and character of the property must remain residential
- The owner must live in the home where the Bed and Breakfast is located
- Guest rooms cannot include kitchen facilities
- Employees are not permitted, except for help with housekeeping or food preparation
- Maximum Number of Guest Rooms
- Waterfront properties: up to 2 guest rooms
- Non-waterfront properties: up to 3 guest rooms
Responsibilities of property owners
Property owners are responsible for making sure their guests:
- Respect neighbours
- Do not create excessive noise
- Do not cause parking or safety issues
If these rules are not followed, both owners and guests may be ticketed or taken to court.
