PurposeThe purpose of the proposed zoning is to implement the Downtown Commercial Area Official Plan designations for the subject lands on Innisfil Beach Road and Lakelands Avenue, as shown on the attached map.
The purpose of the open house and public meeting is to receive comments on the proposed draft Zoning By-law and Shoreline By-law Amendments
EffectThe draft Zoning By-Law Amendment (D18-2020-001) proposes to rezone the subject lands from Residential One (R1) to several Mixed Use 3 Exception (MU3-X) zones.

To create a traditional main street with mixed uses, the draft zoning by-law proposes a maximum height of four storeys that gradually lowers to a maximum of two storeys at the Lake Simcoe shoreline. Other provisions would enhance setbacks from existing residential properties and impose restrictions on some uses.

The draft Shoreline By-law Amendment (SLA-2020-001) would remove certain lands on Lakeland Avenue abutting Lake Simcoe from the Our Shore By-law (062-17) and make them subject to the Zoning By-law Amendment above.

The draft Zoning By-law Amendment and Shoreline By-law Amendment text will be made available on the www.innisfil.ca/icb page after February 7, 2020.
After taking effect, the Zoning By-Law Amendment would also lift the Interim Control By-Law passed by Council on May 8, 2019.
Subject Lands

The proposed Zoning By-Law Amendment applies to properties east of 25 Side Road along Innisfil Beach Road and certain lands east of Lakelands Avenue, shown on the attached map.
 
The proposed Shoreline By-law Amendment applies to certain properties within the east of Lakelands Avenue, shown on attached map.

WHAT HAPPENS AT THE OPEN HOUSE?

Staff will be there to provide details of the draft Zoning By-Law and Shoreline By-law Amendments. There will be a short formal presentation at 6:00pm, after which there will be an opportunity for you to provide comments and ask questions. No decisions will be made at the Open House.

WHAT HAPPENS AT THE PUBLIC MEETING?

There will be a short formal presentation from Staff regarding the draft Zoning By-Law and Shoreline By-law Amendments. The public would then be able to ask questions and make comments in front of Council. The Public Meeting is for information purposes and no decisions will be made that night

WHAT HAPPENS AFTER THE PUBLIC MEETING?

Staff will consider all comments from the Open House and Public Meeting, along with any written submissions and online survey responses, before making any further changes to the Zoning By-Law and Shoreline By-law.

The proposed amendments would be presented to Council at a future Council Meeting. This is when Council will decide on the proposed Zoning By-Law and Shoreline By-law Amendments. Those who have requested to be notified of that decision will receive an email notification for that meeting.

WHAT ELSE SHOULD I KNOW?

i. The Public Meeting is statutory in accordance with the Ontario Planning Act.
ii. If a person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Innisfil before this matter is passed, the person or public body is not entitled to appeal the decision of the Town of Innisfil to the Local Planning Appeals Tribunal.
iii. If a person or public body does not make oral submissions at a public meeting or make written submission to the Town of Innisfil before this matter is passed, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeals Tribunal unless in the opinion of the Tribunal, there is reasonable grounds to do so.
